Pearland
Old Townsite roots, one of the most varied food scenes in the area, and master-planned communities with a quick route to the Texas Medical Center.
Pearland has grown from a small agricultural community into one of the largest suburban cities in the Houston area, but its older roots have not disappeared. Spend a morning near Old Townsite and you will find independent coffee shops, local businesses and reminders of the railroad that the town grew up around in the 1890s.
Head west and the picture changes completely: master-planned neighborhoods, lakes, Pearland Town Center and newer homes built around State Highway 288. The newer communities toward the south and east are different again. These parts of Pearland can feel like separate places, and that contrast is the first thing to understand about living here.
It matters for a buyer because the side of Pearland you choose shapes the rest. Someone who likes older homes and a more traditional community tends to look east. Someone who wants newer construction, neighborhood amenities and the fastest drive to the Texas Medical Center tends to look west. A Pearland address can also fall in different school districts and different taxing areas, so every home needs to be checked by its own address.

Schools
Pearland is split between school districts. Pearland ISD serves much of the city, including the older east side and neighborhoods such as Silvercreek. Alvin ISD serves much of the west side, including most of Shadow Creek Ranch, where Shadow Creek High School is the main high school. The line between the two runs through the west side, so neighboring streets can be in different districts. Confirm the district and the campus for a specific address.
What homes cost
Pearland's median sale price was about $362,000 to $379,000 as of mid-2026, depending on the source. Older homes on the east side and near Old Townsite often sell below that. Newer and larger homes in the master-planned communities on the west and south sides often sell above it. Ask us for current numbers on the specific neighborhood you're considering.
Getting around
Pearland sits directly south of Houston. State Highway 288 runs up the west side straight to the Texas Medical Center and Downtown, which is why the west side is popular with people who work in the Medical Center. Beltway 8 crosses just north of the city, and Broadway (FM 518) is the main east-west road, running from the 288 side through Old Townsite toward Friendswood. Which side of Pearland you live on changes the drive more than most buyers expect.
