- How much down payment do I actually need?
- It depends on the loan program — conventional loans can go as low as 3-5% down, and VA loans can mean 0% down for eligible veterans. We'll walk through what fits your situation before you start touring.
- Do you help veterans and active-duty buyers with VA loans?
- Yes — Vicky is a Certified Military Relocation Professional, and we regularly help service members buy on PCS timelines using the VA loan benefit. Our Veterans guide covers eligibility and the full process.
- What areas do you cover for buyers?
- The Woodlands, Spring, Tomball, Magnolia, Cypress, Conroe, and the greater Houston area.
- Is there any cost to work with a buyer's agent?
- In almost every transaction, the seller covers the buyer's agent commission as part of the sale — so working with us costs you nothing out of pocket in the vast majority of cases. We'll always be upfront about the specifics before you sign anything.
