Friendswood

A Quaker-founded hometown with mature trees, its own school district and long-running local traditions, between Houston and Galveston.

Friendswood has a way of making a big metropolitan area feel a little smaller. It feels like a hometown first and a Houston suburb second: established neighborhoods under mature trees, local restaurants that have served the same families for generations, and community traditions that still bring neighbors out to the park.

That character goes back to the beginning. Friendswood was founded in 1895 by Quaker settlers, and the name itself comes from the Religious Society of Friends. The town has grown a great deal since, but the older community is still visible in its parks, its historic buildings and its longtime businesses.

For a buyer, the appeal is variety. Some neighborhoods offer larger custom homes on wooded lots. Others have the newer construction and amenities people expect from a modern master-planned community. Friendswood is served by two school districts. Friendswood ISD covers the Galveston County part of the city, south of Clear Creek, which is most of it. Other parts of Friendswood are zoned to Clear Creek ISD. The district is one of the first things buyers ask about here, and it cannot be assumed from a Friendswood address, so confirm it for the specific home.

Friendswood's median sale price was roughly $400,000 to $460,000 as of mid-2026, depending on the source. Established neighborhoods close to the center of town often sell below that, while newer master-planned communities such as West Ranch, and custom homes on larger wooded lots, often sell well above it. Getting around

Friendswood is about 22 miles southeast of Downtown Houston. I-45 runs a few miles east of town, and FM 528 and FM 2351 are the main roads out to it. Clear Lake, Johnson Space Center and the Webster medical district are close, Pearland is next door to the west, and Galveston is a straight run down I-45.
