Spring
Klein, Spring, and Conroe ISD, quick I-45 access, and more house for the money than its neighbors to the west.
Spring isn't a single subdivision — it's an unincorporated stretch of northern Harris and southern Montgomery County that runs from the historic shops of Old Town Spring on the east side of I-45, out past the Grand Parkway to newer golf-course communities on the west and north. That range is the appeal: you can find an established, tree-covered street minutes from I-45, or a brand-new home in a full-amenity master-planned community, often for less than comparable homes closer in toward The Woodlands or Houston.
Golf and master-planned living are a big part of Spring's identity — Gleannloch Farms, Auburn Lakes, Augusta Pines, and Windrose all built their communities around a course, with the amenity centers, trails, and lakes that come with it. Further east, newer communities like Harmony and Imperial Oaks have grown up along the Grand Parkway corridor, while Old Town Spring keeps a genuinely walkable, historic core with antique shops and restaurants that's unlike anything else in the northern suburbs.

Schools
Spring is split across three districts, so it's worth confirming zoning for a specific address before you fall in love with a house: Klein ISD covers most of the western side (around 77379/77388/77389), Spring ISD covers the central and eastern core including Old Town Spring (77373), and a pocket of Conroe ISD reaches into the newer communities off the Grand Parkway in 77386 (Imperial Oaks and Harmony actually split between Spring ISD and Conroe ISD depending on the section).
What homes cost
Typical resale in Spring runs in the high-$300Ks to low-$400Ks, with plenty of established homes available well under that. The golf-course master-planned communities run higher — Gleannloch Farms, Auburn Lakes, and Augusta Pines generally price from the $400Ks into the $700-800Ks depending on lot and age of build.
Getting around
About 20–28 miles north of Downtown Houston, mostly via I-45 or the Hardy Toll Road — typically a 30 to 45 minute drive depending on traffic and exactly where in Spring you start from. The Grand Parkway (99) makes the newer communities on the north and east side an easy loop out to The Woodlands or Bush Intercontinental Airport without going through central Houston at all.
