What Your Budget Actually Buys in Auburn Lakes

A two-story brick and stone suburban house with a green front lawn on a sunny day

In Auburn Lakes, in Spring, Texas 77389, homes sold for a median of about $559,000 in November 2025, at roughly $180 a square foot, per Redfin’s Auburn Lakes market page. That math says $450,000 buys about 2,500 square feet and $650,000 buys about 3,600. The bigger swing is the section. The same money buys a very different house in Auburn Lakes Pines than it does behind the gate in the Estates.

If you read our Auburn Lakes overview, you know the community is a patchwork of sections built from 2003 to 2014. This piece is about the money: what each price range gets you, and what the monthly payment looks like once the house is yours.

Start With the Section, Not the Average

HAR publishes median market values for each Auburn Lakes section from appraisal district data. These are tax-roll values, not sale prices, and they usually run below what homes actually sell for. They are still the clearest way to see how far apart the sections are, as of late October 2026:

Section HAR median market value
Auburn Lakes Pines about $467,000
Auburn Lakes Reserve about $538,000
Auburn Lakes Retreat about $681,000
Auburn Lakes Estates (gated, about 93 homes) about $1.19 million

So when a search site says the median is in the mid $500,000s, that number is blending four different markets. A buyer with $475,000 and a buyer with $1.2 million can both say they are shopping Auburn Lakes and never see the same street.

What Each Budget Gets You

These are rough ranges built from the $180 per square foot median. Updated kitchens, a pool or a lake view push a house above the line. A dated home or a busy-street lot pulls it below.

  • $425,000 to $500,000: about 2,350 to 2,800 square feet, most often in the Pines or the lower end of the Reserve. Expect original finishes on many of these, since the earliest homes are now 20-plus years old.
  • $500,000 to $650,000: about 2,800 to 3,600 square feet in the Reserve or Retreat, often with a bigger yard or some updating done.
  • $650,000 to $900,000: the larger Retreat homes, up toward 4,000 square feet and above.
  • $1 million and up: the gated Estates, where the custom homes on bigger lots are priced on their own terms, not by the square foot.

The square-foot shortcut is a starting point. When you are serious about a specific house, a pricing look at the last few sales in that exact section beats any community median.

The Price Is Not the Payment

Auburn Lakes sits on the Harris County side, and published figures put the combined tax rate near 2.4 percent of value before exemptions for 2024. On a $450,000 home, that is about $10,800 a year, or roughly $900 a month before your homestead exemption kicks in. On $650,000, it is closer to $15,600 a year.

Add HOA dues, which local guides list at about $750 a year in non-gated sections and about $1,750 in gated ones, and you have the two costs that sit on top of principal and interest. The real dues figure and any special assessment are on the HOA resale certificate, so ask for it early.

Compare that to the one-acre estates a few miles north in Benders Landing, where our Benders Landing Estates price breakdown shows a very different price point and a Montgomery County tax bill. Same corridor, different math.

How We Price a House Here

Vicky holds the Pricing Strategy Advisor (PSA) designation and runs the pricing for every home our team lists or shops, and in a community like Auburn Lakes, she prices section by section, never off the community average. A Retreat home and a Pines home a half mile apart can be $200,000 apart and both be priced right.

If you are weighing an offer here, ask for the sales in that section from the last six months, the tax certificate and the resale certificate before you settle on a number. Those three papers tell you what the house costs to buy and what it costs to own.
