What It's Like to Live in The Woodlands Hills

The Woodlands Hills is not part of The Woodlands, Texas, even though the name says otherwise. It’s a separate master-planned community in Willis, about 13 miles north of The Woodlands Township up I-45, built by Howard Hughes Corporation’s Woodlands Development Company, the same company behind The Woodlands itself. That’s not a coincidence or a marketing stretch. It’s the same developer extending a proven brand into new land, and it’s the single biggest source of address confusion we field in this market.
Why It Carries the Name
When a buyer searches “homes in The Woodlands” and this community comes up, the instinct is to assume it’s the same place with a different section name, the way Creekside Park or Sterling Ridge are villages inside the actual Township. It isn’t. The Woodlands Hills sits in Willis and partly in Conroe, outside The Woodlands Township’s boundaries, governed by its own HOA rather than The Woodlands Township government, and zoned to a different school district for most of the community. The shared name comes from a real connection (the same master developer), but it doesn’t mean shared geography, shared taxes, or shared schools.
What’s There
At full build-out, The Woodlands Hills plans for around 5,000 homes across roughly 2,000 acres, with 112 acres of dedicated open space, 20 neighborhood parks, a 17-acre Village Park, and an activity center with an event space and fitness facility. Eight builders are active in the community as of September 2026, which is why the price range is wide: new-construction starting prices run from roughly the $300Ks up into the $700Ks depending on builder and section, with an overall average sale price around $527,000, per HAR, and about 150 active listings on the market. HOA dues run around $1,005 a year.
That builder variety cuts both ways. It means genuine choice in floor plans and price point without leaving the community, but it also means “what does a home in The Woodlands Hills cost” doesn’t have one answer until you know which builder and which section.
Schools
Willis ISD serves most of The Woodlands Hills, which is a real distinction from the Conroe ISD schools that zone most of The Woodlands Township, and a different high school entirely from either of Conroe ISD’s two Woodlands campuses. Because the community spans both Willis and Conroe city limits, verify the exact zoning for a specific address before assuming, the same caution we’d give anywhere a master-planned community crosses a district line.
Who It Fits
This community makes sense for a buyer who wants new construction, resort-style amenities, and a lower entry price than much of the established Woodlands Township, and who doesn’t need to be inside Conroe ISD specifically or walking distance to Market Street. It makes less sense for a buyer whose whole reason for wanting “The Woodlands” is the Township’s walkability, its specific schools, or a shorter commute into central Houston, since Willis adds real drive time on top of what The Woodlands already asks of a commuter.
